It is a fact that 70% of Indian Population lives in non-metro cities categorized as TIER - II, TIER - III and rural area. Development in these cities hasn't taken place as much it has in TIER - I cities. However, in the last few years, big companies have set up base in these cities due to cost advantage, availability of raw material and talent etc. The government too has been paying more attention to the development of these cities through Jawaharlal Nehru National Urban Renewal Mission (JNNURM). T3 URBAN DEVELOPERS LTD. has been promoted by V P Lobo, a Management Graduate. After spending 15 years of his professional career in Karnataka, Maharashtra, Tamil Nadu and Andhra Pradesh, he has honed various skills and expertise in different fields concerning the real estate business. He was instrumental in the growth and development of wellknown real estate companies like Pride Group, Agarwal Group, Marg Ltd and Evershine Group. His last assignment was in Evershine group as CEO.

The company intends to encash on the opportunities in Tier - III cities by developing residential and commercial premises with modern amenities. In 2010 the company has plans to develop projects in Shimoga, Hubli and Mangalore in Karnataka state. In 2011 the company intends to enter Maharashtra state and develop projects in cities like Nanded, Satara and Amravati. In 2012 the company plans to enter Tamilnadu state with projects in Coimbatore, Hosur and Madhurai.
